Why Dual License

Better financing knowledge

Understanding loan programs, qualification, and structuring lets you evaluate a buyer's financing options directly instead of relying entirely on a lender's summary.

Stronger transaction control

Visibility into both sides of the deal lets you anticipate financing issues earlier and keep a transaction on schedule instead of waiting on updates from a separate loan officer.

Improved client communication

You can explain financing terms, conditions, and timelines to your client directly, in the same conversation as the real estate side of the transaction.

Ability to perform compensable mortgage work when properly licensed and authorized

Once you hold an active MLO license and the required sponsorship, you may originate loans and be compensated for that origination work, separate from any real estate commission.

Disclosure and consumer-choice responsibilities

Operating in both roles carries disclosure duties: your client must know when you are acting as the real estate agent and when you are acting as the loan originator, and must remain free to choose a different lender.

Why the role is not passive

Origination requires active work — borrower discovery, qualification, file structuring, disclosures, and ongoing communication through closing — performed personally, not delegated or referred away for a fee.
