A second license is a second professional discipline, with duties of its own. Here is what changes, in plain terms.

How mortgage work differs from real estate representation

Representing a buyer or seller is advisory; originating a loan is a regulated financial-services role with its own licensing, documentation, and compliance obligations distinct from real estate practice.

Time commitment

Origination work runs on the lender's and borrower's timelines, not just showings and closings — expect file work, underwriting follow-up, and borrower communication outside normal real estate hours.

Client boundaries

Clients need to understand which role you are acting in at each point in the transaction, and that choosing you as their loan originator is optional, not a condition of your real estate representation.

Dual-role disclosure

Acting as both the real estate agent and the loan originator on the same transaction requires clear, timely disclosure of that dual role and of any compensation you receive in each capacity, consistent with RESPA's disclosure requirements.

Compensation only for actual services

Mortgage compensation must be earned by performing real origination work — you cannot be paid for referring a loan or for business you did not actually work.

Relationship with the agent's real estate broker

Your real estate brokerage relationship and your mortgage sponsorship are separate arrangements with separate obligations; check your brokerage's own policy on outside business activity before combining the two.

Realtor → MLO Accelerator

The Accelerator is the Academy track built for licensed real estate professionals. It runs through the Academy's five stages — explore, qualify, license, certify, produce — pairing NMLS-approved prelicensing education from an approved third-party provider with Q Mortgage's own practical training, mentorship, and supervised production.

Dual-Role Compliance

Ability to perform compensable mortgage work when properly licensed and authorized

Once you hold an active MLO license and the required sponsorship, you may originate loans and be compensated for that origination work, separate from any real estate commission.

Disclosure and consumer-choice responsibilities

Operating in both roles carries disclosure duties: your client must know when you are acting as the real estate agent and when you are acting as the loan originator, and must remain free to choose a different lender.

Participation in the Academy is not a promise of licensing, employment, sponsorship, compensation, or loan production.
